The Hill Industrial Park in Smithfield NC last week earned the North Carolina Industrial Certified Site status from the North Carolina Department of Commerce. Site Certification seeks to make business relocation, expansion and development in North Carolina as inviting as possible. The 3-tract, 92 acre Industrial Site located at Exit 93 on Interstate 95 was created due to the willingness of landowner Charles Hill, and the partnership between the Downtown Smithfield Development Corporation and Town of Smithfield. The Site will be marketed by the NC Department of Commerce, as well as Johnston County Economic Development office and the Town of Smithfield.
"The Certified Site Program is one of the state's greatest tools for businesses looking to relocate or expand in North Carolina," said Chris Johnson, Executive Director of the Downtown Smithfield Development Corporation and Economic Developer for the Town of Smithfield. "When a community like Smithfield has a certified site, it lets business locators and site consultants know that Smithfield is pro-business and we are ready for growth."
{mosimage} The NC Certified Site program showcases premium business and industrial locations throughout the state that have undergone a rigorous pre-qualification, inspection, and third-party process to ensure they are "shovel ready" for immediate development. The Certified Site status ensures that properties stamped Certified are: available for sale or lease immediately; ready to build, with all utilities and other infrastructure in place, pre-permitted, or planned; and clear of regulatory landmines. A certified site reduces the risks associated with development by providing detailed information about a site including price and availability, utilities, access, environmental concerns, and potential site development costs.
"The Hill Site has already been visited by staff from the NC Department of Commerce and is clearly on their radar, "states Rocky Lane, Managing Partner of Sanford Holshouser Economic Development Consulting. "With the site located in the Research Triangle Region and along the I95 corridor, it places the Town of Smithfield in the forefront of attracting business and industry."
The new section of US70 puts Smithfield in an enviable position for recruiting new, high-tech companies with a closer proximity to one of the nation's largest research parks, international airport, and three renowned research universities.
